New Office Building Proposal Revealed

Our office was invited to participate in a proposal for a potential 3 story office building near downtown Norfolk. The site is located on the corner of Boush Street and Maxey Drive, a corner that finds itself flooded often when any substantial rains occur.  The client has often experienced flooding inside their small office due to high waters resulting in reoccurring repairs. The client requested proposals from several qualified and reputable general contractors for the work to be performed.  Ionic DeZign Studios teamed up with KBS to prepare the concept.

The proposal included raising the 7000 square foot structure upwards to elevate above a ground floor parking solving the flooding issue.  A ground floor elevator lobby was raised 24 inches above grade to assist in preventing further repair issues. We presented an optional third floor to maximize the use of the staircases and elevator. The structure consists of brick, limestone panels and tinted glass.

Our office is very familiar with the area since we had completed the renovations of the property right across the street only a few years ago for Dominion Pathology. That existing building also had to be raised on the interior to avoid flooding.

Real Steel

Conceptual Rendering of Finished Product

It is always exciting to finally see your projects begin to come alive after so much time on the drawing board. As architects, we spend enormous amount of time "imagining" our designs and creating renderings so others can visualize what we have projected on our drawings. Once the site work is completed and the foundations are laid, we get the opportunity to "imagine" a little more once the steel frame gets erected in place and provides that outline in the sky for the shape of our design. Piece by piece the steel gets placed and connected in place by welds and bolts. Once those are in place, we get to see the steel joists lifted one at a time by the crane to begin forming the roof plane.

All of this is taking place just a few blocks from Towncenter in Virginia Beach at the Russo Office Building. We are all anxious to see the development over the weeks to come. The Ionic DeZign Team will begin more progress pictures as the weeks progress.
Drive by and take a look when you are in the area and let us know what you think and how it is going. We would love to hear your feedback.

Have a great day!

W.O.W. M.O.B.

It all sounds like a secret agent headquarters but really it is a medical office building located on Will O Wisp Ave. The Ionic DeZign team took on the challenge to create a facility that in no uncertain terms was to be WOW! Wonderful....Oh My....and Wild....A creative venture that takes on an existing 20,000 square foot facility needing a face lift while a new Atrium Core provides the circulation and organization for three additional wings. A total development of over 106,000 square feet located near the Sentera Hospital in Virginia Beach. We look forward to moving forward with the Beach Health Pavilion.
